Located at the intersection of 6th Street and Guadalupe, the 66-story, transformative, mixed-use tower will incorporate 349 apartment homes, 589,661 square feet of office space, and 11,675 square feet of retail in the heart of downtown. The iconic tower will feature condo-quality finishes and unrivaled 360-degree downtown views, plus unparalleled live, work, and play possibilities including the city’s largest indoor/outdoor amenity deck, three pools, a best-in-class fitness facility, outdoor yoga deck, and more. The tower also features 25 penthouse apartments with access to a private rooftop clubroom, dining room, and outdoor amenity deck with a plunge pool.
MANAGEMENT
PARTNERS IN MODERN STEWARDSHIP
Kairoi began offering multifamily owners its Modern Stewardship approach to third party management earlier this year. Passco Companies, LLC was one of the early partners to bring Kairoi on to operate its recently acquired Tribute at the Rim. This luxury building in San Antonio includes 380 apartments and was built and developed by Kairoi.
INVESTMENT
RAISING THE BAR
Kairoi injected significant capital to revive nine workforce housing properties (2,627 units) in Houston and Las Vegas. After acquiring and stabilizing the portfolio, we focused on optimizing operations and then strategically disposing of each asset individually. This fall, Kairoi completed the sale of Pine Forest, the final disposition in this nine-property portfolio. Investment returns exceeded expectations thanks to the skills and efforts of the entire team.

We currently support the Brighton School’s Taste of the Northside and Best Night Ever initiatives, as well as the American Heart Association and the American Cancer Society. CEO Mike Lynd serves as a Governor appointee for the Alamo Regional Mobility Authority and the Alamo Area Metropolitan Planning Organization, in addition to co-chairing the San Antonio Economic Development Foundation's new 5-year plan for regional growth.
